Block J is a 37-apartment development for ENL Properties, located in the dynamic Helvetia precinct of Moka City. Since the project's inception in May 2019, we have navigated a series of design challenges, including specific regulations imposed by the Moka City guidelines, the sloping terrain, and a diverse range of apartment types requested by the developer.

The apartment mix includes a variety of unit configurations, from 1-bedroom apartments to 3-bedroom duplexes and 4-bedroom penthouses with private pool. Despite these complexities, we succeeded in creating a distinctive design that stands out within the area. By incorporating bespoke architectural details such as metal balustrades, pedestrian access porticos, a dynamic play of overhanging roofs, and distinctive window surrounds, we gave the building its own unique identity.

Despite facing additional challenges during construction—including the Covid lockdown and a change of builder —we consider Block J a successful project and a testament to our approach of tackling each design challenge with a fresh perspective.
